Title-Only / Sub-Escrow / Full-Escrow

In cases where you’ll secure a Closing Protection Letter (CPL/ICL), MidPoint will provide Title Only, and your organization will handle the escrow entirely.  You will simply forward us the recording information and MidPoint/Netco’s fees and MidPoint will send the final policy to the insured.

In cases where you cannot secure the CPL, the MidPoint Service team will have it issued to the lender; in most states, we will perform Sub-Escrow.  MidPoint will receive the loan funds and disburse the liens, recording fees and title premiums, and forward you the remaining funds with a disbursement ledger for you to disburse to your clients.

In cases where we can only provide a Full Escrow service, you can still be in direct contact with your client.  We become your silent partner and you to provide the best possible service.

MidPoint’s Workshare Program:

Nothing is more frustrating than getting a title order from a customer that you can’t fulfill. Not only does it mean lost revenue, you may even eventually lose your client.  And yet it doesn’t make sense to apply for a new state license every time you have an order outside your footprint.

Through MidPoint’s Workshare Program, you can accept every order, anywhere!  MidPoint will complete all the “unseen process”.  We have a solid network of notaries and attorneys who are ready to assist you with closings whenever you’d like.  Workshare allows MidPoint and its clients a collaborative process to complete files for the end client.

Our professional and responsive team can assist with conventional mortgages, refinances, REO’s, and reverse mortgages — we have deep and broad experience with all loan types. We customize solutions to fit your client’s needs.  Workshare is one of the ways we help you say yes to every order, in every state!

  • MidPoint delivers Title Commitment, Tax Certification and Preliminary HUD/CD
  • Client will work directly with their Lender/Broker
  • Client will clear all Title requirements (Payoffs, Judgment, Liens, etc.)
  • Client will receive Closing Instructions, develop HUD/CD, Handle Closing, QC File post-close
  • Client will provide Team MidPoint copies of signed Docs for Review
  • MidPoint will forward final invoice and give funding approval
  • Client will Disburse loan
  • Client will send MidPoint all title fees, recording fees and loan specific docs for QC and Recording
  • MidPoint will record and deliver Policy. If desired, client can record.

  • MidPoint delivers Title Commitment, CPL, Tax Certification and Preliminary HUD/CD
  • Client will work directly with their Lender/Broker
  • Client will clear all Title requirements (Payoffs, Judgment, Liens, etc.)
  • Client will develop an Invoice and forward with Closing Instructions to MidPoint
  • MidPoint will develop HUD/CD (responsible for Signing)
  • MidPoint will perform closing
  • MidPoint with Lender Funding Approval, will then Disburse File
  • MidPoint will forward Client their Specific Settlement Fees
  • MidPoint will Record and Deliver Policy

Signings – MidPoint offers customized national signing services.  Personalized service with a name and staff you can trust.

Escrow – MidPoint offers full escrow processing services. Our centralized escrow division allows MidPoint to manage and coordinate order entry, escrow, funding, and disbursement for all loan types from one location.

ALTA Best Practice Certification MidPoint, a division of Netco, Inc. is proud to announce that on June 15th, 2015 it received its first Certification of adherence to ALTA Best Practices by a 3rd party Certified Public Accounting Firm.  The firm issued this certification as a result of a very exhaustive audit of our adherence to the ALTA Best Practices. With our certification, any lender can be confident it has complied with CFPB regulations with regard to using MidPoint as a provider of title and escrow services.  We continue to work with PYA to keep these credentials current.
